VICI Properties has spent nearly a decade proving that casinos, golf courses, and entertainment venues can anchor one of the most resilient corners of commercial real estate. CEO Ed Pitoniak goes Inside the ICE House to discuss the triple net lease model behind VICI's portfolio and the five investment criteria the company uses to evaluate new categories, from pickleball to pilgrimage golf. He explains why Las Vegas keeps reinventing itself even as gaming becomes a smaller share of the Strip's revenue, and reflects on VICI's 2017 spinoff from Caesars through its transformative 2021 acquisitions.
